Services: Building Envelope Consulting

This project consists of the renovation of an existing undergraduate housing facility consisting of 96 suites with 384 beds, contained in 6 buildings. A new Commons Building was also constructed to serve the facility. Whitmore Architects was retained to provide building envelope (waterproofing) consulting services to the Architect-of-Record (Studio E Architects), including review of the drawings and specifications, provision of supplemental detail sketches, and writing specifications for the building envelope systems. Construction phase services included review of applicable submittals, directing pre-installation conferences for building envelope systems, and periodic site visits (with field reports containing photographic examples).

During the course of construction, the Contractor began to encounter evidence of significant leakage in existing deck and roof systems which had been directed to remain as existing by the University. As a result, Whitmore Architects undertook an investigation of these conditions, which yielded repairs to the decks and replacement of the roofs. The firm also provided advice in regard to changing the residential window product and manufacturer, which had been specified to match a sister project, but subsequently was discovered to not meet the performance standard specifications by the University.

Construction cost was in excess of $23M. The project achieved LEED Platinum certification.
